1. Definitions

“Client” means the person (or persons) who books services through Lori Strohl, LUXE Villa Escapes.

“Company”, “we”, “us” means Lori Strohl, LUXE Villa Escapes.
-
“Property” means the villa or other accommodation booked by the Client.
-
“Services” means the booking, concierge, pre-arrival planning, on-site support, and any additional services arranged by us.
-
“Booking” means the act of reserving the Property and/or Services for a specified period.
-
“Contract” means the agreement between the Client and the Company under these Terms & Conditions.
2. Booking and Payment
-
All bookings are subject to availability and confirmation by us.
-
At the time of booking, a deposit or full payment may be required. The amount and due date will be specified in your invoice or confirmation.

The Client must pay the full balance by the due date specified. Failure to pay may result in cancellation without refund (see Clause 4).
3. Contract Formation
-
A contract is formed when we issue a booking confirmation after receipt of the required payment and acceptance of these Terms & Conditions.

By making a booking, the Client confirms they are at least 18 years old and legally capable of entering into a binding contract.

The Client confirms they are acting on their own behalf and on behalf of all persons included in the booking.
4. Cancellation & Amendments by Client
-
All cancellation or amendment requests must be made in writing (email or other specified method).
-
Cancellation penalties are determined by the specific Property’s cancellation policy and may be up to 100% of the booking cost.

Amendments (dates, number of guests, services) are subject to availability and may incur additional charges.
5. Cancellation or Amendment by Company
We reserve the right to cancel or amend a booking in exceptional circumstances, including but not limited to:

Property unavailability (sale, damage, withdrawal by owner)

Force Majeure events
-
Failure by the Client to make payments by the due date
In such cases, we will make reasonable efforts to offer a comparable alternative or refund monies paid for the unavailable portion only. No additional compensation shall be payable.
6. Guest Responsibilities
-
The Client and all guests must comply with all house rules, local laws, HOA regulations, and property management requirements.

Occupancy limits may not be exceeded under any circumstances.

The Client is financially responsible for any damage, loss, or excessive cleaning caused by their party and agrees to indemnify the Company against claims by the property owner or manager.
-
The Client is responsible for securing adequate travel, medical, cancellation, and personal liability insurance.
7. Travel Documents, Entry Requirements & Health Regulations
-
The Client is solely responsible for ensuring that all travelers have valid passports, visas, transit visas, permits, and any other documents required for entry, exit, or transit for all destinations.

Passport validity requirements (including minimum remaining validity and blank pages) vary by destination and are the Client’s responsibility to verify.
-
The Client is responsible for complying with all immigration, customs, health, vaccination, and entry requirements imposed by local or national authorities.
-
We are not responsible for denied boarding, refused entry, quarantine requirements, or additional costs arising from failure to meet travel documentation or entry requirements.

No refunds will be issued for missed travel or denied entry due to improper or incomplete documentation.
8. Services and Property Information

We act solely as an intermediary between the Client and the property owner/manager.
-
Property descriptions, images, and amenities are provided in good faith but may change without notice.
-
Concierge and third-party services are subject to availability and are provided by independent suppliers. We are not responsible for their performance, acts, or omissions.
9. Liability
-
To the fullest extent permitted by law, the Company shall not be liable for:
-
Death, injury, loss, or damage unless caused by our proven negligence
-
Acts or omissions of property owners, managers, or third-party suppliers
-
Events beyond our control (weather, construction, utility outages, civil unrest)
-
Indirect or consequential losses, including loss of enjoyment or missed travel
-
-
Any claims relating to the Property must be pursued directly with the property owner or manager.
10. Force Majeure
-
We are not liable for failure or delay in performance due to events beyond our reasonable control, including natural disasters, pandemics, government actions, or travel restrictions.
-
In such cases, refunds or alternatives are subject to the Property’s policies and supplier terms.
11. Insurance
-
The Client is strongly advised to maintain comprehensive travel insurance covering cancellation, interruption, medical expenses, personal liability, and property damage.
-
Insurance should cover the full value of the booking and related travel costs.
12. Intellectual Property
-
All website content, branding, text, and imagery are owned or licensed by the Company and may not be reproduced or used for commercial purposes without written consent.
13. Privacy
-
Personal data is processed in accordance with our Privacy Policy.

By booking, the Client consents to the sharing of necessary information with property owners, managers, and service providers to fulfill the booking.
14. Governing Law & Jurisdiction
-
These Terms & Conditions are governed by the laws of the Commonwealth of Pennsylvania.
-
Any disputes shall be subject to the exclusive jurisdiction of Pennsylvania courts.
15. Changes to Terms
-
We reserve the right to update these Terms & Conditions at any time.
-
The version applicable to your booking is the version in effect at the time of booking.
